Who I am

I am the founder of Damen Capital, a private lender and direct land note buyer. We fund vacant land loans of $30K to $1M and buy seller financed land notes for 80 to 90 cents on the dollar. I work one on one with every borrower and note seller, and I answer the phone myself.

I spent 23 years as a high school teacher while building a rental portfolio on the side, starting in 2001. After 13 years of tenants, repairs, and interrupted holidays, I realized rentals were never going to get me where I wanted to go. In 2016 I found notes. Since then I have bought over 500 notes across residential, non performing, bankruptcy, and vacant land, and today Damen Capital focuses on one thing: vacant land, both the loans and the notes.

I like land because land investors create some of the best seller financed paper in the market and most of them do not want to hold it. They are in the business of flipping land, not collecting a $400 payment for ten years. That gap is the whole business.

The book

In 2020 I wrote Lienlord: The Complete Guide to Optimizing Your Investment Portfolio With Secured Mortgage Loans, updated and expanded in 2024. It covers how note investing works, how a note is priced, and how to avoid the mistakes I made early on. It is available on Amazon in paperback, Kindle, and audio.
