A ready made spreadsheet for listing a pool of seller financed land notes. Download it, fill in a row per note, send it back. We price every note and you decide whether to sell all, some, or borrow against the pool.
A note tape is a spreadsheet with one line per note. It is how every note buyer and note lender looks at a portfolio. Ours is built for seller financed land notes, so it asks about access, taxes, and the security instrument, the things that decide whether land paper is worth 90 cents or 60. Fill in what you have. Blanks are fine. A partial tape today beats a perfect tape next month.
The file has an Instructions tab, hover notes on each column, drop downs for the yes or no fields, and a totals row that adds up balances and computes the weighted average rate on its own.

No. Fill in what you have and send it. Balance, payment, rate, and property location are the minimum. We will ask for the rest only on the notes we want to move forward on.
No. The download is free and open. The form on this page is for sending the finished tape back so it lands in the right place.
Yes. We price every note on the tape and you choose which ones to sell. You can also sell a partial of each note, or keep the whole pool and borrow against it with a note hypothecation loan.
List them anyway. We do not purchase land contracts or notes in CA, HI, LA, MD, NJ, NY, or PA, but they can still count toward a hypothecation pool, and seeing the whole portfolio helps us price the rest.
