What the land would sell for in about 90 days, not the asking price and not what it might be worth after you improve it. We lend up to 65% of that number and never more than 80% of what you are paying, so an inflated value does not get you a bigger loan. It just delays the real quote.
Because most land deals that fall apart fall apart on the down payment. Cash to close is the price minus the loan, plus the doc fee, plus title and recording costs. If you are short, the tool tells you now instead of at the closing table.
