What We Fund in Pennsylvania

Pennsylvania land loans from us are for investors and businesses buying vacant land to resell, hold, or split. Most of what trades fits: hunting tracts in Potter, Tioga, and Sullivan Counties, recreational land in the Poconos, and wooded acreage and farm ground in the southwest and south central counties.

Loan size runs from $30,000 to $1,000,000 and is up to 65% of value, capped at 80% of the purchase price. Rates are 14% interest only on loans of $100,000 and up and 16% under $100,000, for a 2 year term, with no points at closing. Costs outside the rate are simple: $600 at closing, $25 a month for servicing, a 2% exit fee at payoff, and a 5 month minimum on interest. There is no appraisal. We underwrite from the contract price, recent sold comps, road access, and how fast similar parcels have sold in that county. If the numbers work, you get a written quote within 24 hours and close in about 7 days. Closings run through a Pennsylvania title company.

The parcel has to be at least 2 acres with deeded or recorded easement access. Two Pennsylvania issues come up again and again. Mineral rights: oil, gas, and coal rights are often severed from the surface here, so read the title for prior reservations and leases. Land splits: each township runs its own subdivision and land development ordinance, so check the township's rules, and plan on sewage planning approval for new lots, before you promise a split. Pennsylvania uses mortgages, and foreclosure goes through the courts, so a clean first lien and real resale demand matter most.

One limit worth knowing: we lend in Pennsylvania, but we do not buy Pennsylvania land notes. If you plan to sell on terms, keep the note yourself or line up a Pennsylvania note buyer before you close.

What sells fastest in Pennsylvania is wooded hunting land in the northern tier and around the state forests, priced for buyers who drive in from Philadelphia, Pittsburgh, and New Jersey for deer season. Parcels with road frontage and a spot for a camp tend to move first. Tracts with good hardwood timber can carry more value, and we look at that when we value the land.
