Loan size runs from $30,000 to $1,000,000, capped at 65% of the purchase price on a single parcel. Payments are interest only for 2 years. On a $71,200 loan that is about $831 a month while you market the property. No appraisal. We underwrite from the contract price, sold comps in the county, road access, and how quickly similar parcels move. The parcel has to be at least 1 acre with deeded or recorded easement access. Ohio is a judicial foreclosure state, so we put more weight on access, clean title, and resale demand than on the borrower. Strip mine reclamation land, landlocked tracts, and parcels with unresolved mineral or oil and gas issues get extra scrutiny.
