What happens each day of a 7 day land loan closing?

Day zero, you send the parcel, the contract, and the price, and get a written quote within 24 hours. Day one, you accept and apply. Day two, title is ordered. Days three to five, title comes back and loan documents go out. Days six and seven, you sign and we wire funds to the title company.

What slows a land loan closing down?

Most delays come from title: an old lien, a missing heir, a break in the chain of ownership, or a legal description that does not match the parcel. Next comes access, when the parcel has no recorded road or easement. Then paperwork: entity documents, payoff letters on a refinance, and slow sellers.

Why do banks take longer to close land loans?

Appraisals, committees, and a deep dislike of raw land.

Raw land has few comparable sales, so appraisals take longer and often come in low. Most banks also send land loans to a credit committee and underwrite your tax returns and income. And raw land earns no income, so many banks will not lend on it at all, or want a large down payment.
