Truck Parking Loans Across Texas

Texas moves more truck freight than any other state. I-35 runs from the Laredo border crossing, the busiest commercial land port in the country, through San Antonio, Austin, and Dallas Fort Worth. I-10 carries El Paso to Houston traffic, I-45 links Houston and Dallas, and I-20 feeds East Texas from the Metroplex. Every one of those corridors has more trucks than legal places to park them, and the shortage is worst inside the big metros where drivers actually live.

  • Houston: Harris, Fort Bend, Montgomery, Chambers, and Brazoria Counties. Port Houston, the east side petrochemical corridor, Beltway 8, and US 290 generate constant demand from drayage and regional carriers.
  • San Antonio and Austin: Bexar, Guadalupe, Comal, Travis, Hays, and Williamson Counties along I-35 and I-10, with heavy owner operator traffic between the border and the interior.

  • Converted sites with a prior truck use: former freight terminals, trucking company yards, towing yards, and contractor yards.
  • Purchases, refinances, and cash out refinances. Business purpose, entity borrower, personal guaranty.
  • Truck parking permitted by right, confirmed in writing by the county or city, or a clean path to that letter as a closing condition.
  • Legal access, outside the floodplain and wetlands, and a clean site history or a clean Phase I environmental report.

What We Do Not Fund

  • The build itself. We fund the property purchase, not fencing, gravel, lighting, or site work.
  • Yards that depend on a conditional use permit, a variance, or a grandfathered use.
  • Sites in a FEMA flood zone or wetlands, or with no legal access.
  • Former junkyards, fuel stops, or repair shops without a clean Phase I.
  • Loans above 65% of value, for any reason.

How Texas Deals Close

Most Texas counties have no zoning authority outside city limits, so a yard on unincorporated county land often has no zoning question at all. Inside a city, or inside a city's extraterritorial jurisdiction, truck parking can be regulated tightly, and Houston in particular has ordinances aimed at yards near neighborhoods. We still want it in writing from whichever jurisdiction controls the site.
