Truck Parking Loans Across North Carolina

I-85 and I-40 carry the bulk of North Carolina's truck freight, with I-77 linking Charlotte to the north and south and I-95 running the coastal plain. Charlotte is one of the largest distribution markets in the Southeast, the Triad has a long history as a trucking and furniture freight hub, and the Triangle's growth has pushed warehouses and truck yards into Johnston and surrounding counties.

We are a direct private lender, not a broker, and truck parking is a property type we fund on purpose through our outdoor storage financing program. A bank sends a North Carolina truck yard to an appraiser, the appraiser cannot find comparable sales for a fenced gravel lot, and the file dies in committee. We underwrite from what you paid, the zoning, and the rent you can document, and one person makes the decision.

North Carolina Markets We Lend In

  • Charlotte: Mecklenburg, Cabarrus, Gaston, Rowan, Iredell, and Union Counties. The I-85 corridor from Gastonia through Concord and Salisbury, plus the I-77 and I-485 interchanges, hold most of the region's truck yards.
  • Triad: Guilford, Forsyth, Davidson, and Randolph Counties. Greensboro, Winston Salem, and High Point sit at the I-40, I-85, and I-73 junction.
  • Triangle: Wake, Johnston, Durham, and Harnett Counties. Garner, Clayton, Smithfield, and the I-40 and I-95 corridor south of Raleigh are where truck parking demand is growing fastest.
  • Wilmington and the coast: New Hanover, Brunswick, and Pender Counties serving the Port of Wilmington.
  • I-95 corridor: Cumberland, Robeson, Nash, and Halifax Counties, with steady overnight demand along the East Coast's main truck route.

Those are the markets where we see the most deals. We lend on truck yards anywhere in North Carolina with legal access and by right zoning.

What Qualifies

  • Monthly truck parking lots, daily and overnight yards, and mixed truck and trailer yards. Operating yards get the most leverage; start ups with by right zoning qualify at a lower loan amount, with more once the yard is cash flowing.
  • Converted sites with a prior truck use: former freight terminals, trucking company yards, towing yards, and contractor yards.
  • Purchases, refinances, and cash out refinances. Business purpose, entity borrower, personal guaranty.
  • Truck parking permitted by right, confirmed in writing by the county or city, or a clean path to that letter as a closing condition.
  • Legal access, outside the floodplain and wetlands, and a clean site history or a clean Phase I environmental report.

What We Do Not Fund

  • The build itself. We fund the property purchase, not fencing, gravel, lighting, or site work.
  • Yards that depend on a conditional use permit, a variance, or a grandfathered use.
  • Sites in a FEMA flood zone or wetlands, or with no legal access.
  • Former junkyards, fuel stops, or repair shops without a clean Phase I.
  • Loans above 65% of value, for any reason.

How North Carolina Deals Close

North Carolina requires a licensed attorney to handle real estate closings, so your closing runs through a closing attorney. It is a non judicial foreclosure state with deed of trust security. County zoning applies nearly everywhere, and many counties treat truck parking as a conditional use in rural districts, so a by right confirmation letter from the county planning office is a closing condition on every North Carolina yard we fund.

North Carolina Truck Parking Loan Questions

Do you finance truck parking lots in North Carolina?

Yes. We fund truck parking lots and truck yards, operating or start up, across North Carolina: monthly lots, daily and overnight yards, and converted freight terminals or contractor yards. $50K to $1M, up to 65% LTV, interest only or fully amortized, closings in 7 to 14 days.

How much can I borrow on a North Carolina truck yard?

Up to 65% of value, from $50K to $1M. Leverage depends on what you paid for the property and how much of the rent you can document with bank deposits. Verified income moves the loan toward the top of the range.

Does the yard need to be zoned for truck parking?

Yes. The use has to be permitted by right and confirmed in writing by the North Carolina county or municipality that controls the site. Conditional use permits, variances, and grandfathered uses do not qualify.

Do you require an appraisal on North Carolina truck parking loans?

Usually not. We underwrite in house from the purchase price, the zoning, and the income records. On some deals we may ask for an appraisal or another form of valuation, and we tell you up front if so.

How does a North Carolina truck parking loan close?

Through a closing attorney, in 7 to 14 days from a complete file. It is a non judicial foreclosure state, which keeps the process simple for both sides.
