Truck Parking Loans Across Georgia

Georgia sits on I-75 and I-85, the two busiest truck routes in the Southeast, and I-16 connects Atlanta to the Port of Savannah, one of the fastest growing container ports in the country. I-20 crosses the state east to west. Atlanta's south side warehouse belt and the Savannah port corridor are the two places where monthly truck parking is chronically short.

We are a direct private lender, not a broker, and truck parking is a property type we fund on purpose through our outdoor storage financing program. A bank sends a Georgia truck yard to an appraiser, the appraiser cannot find comparable sales for a fenced gravel lot, and the file dies in committee. We underwrite from what you paid, the zoning, and the rent you can document, and one person makes the decision.

Georgia Markets We Lend In

  • Atlanta south side: Clayton, Henry, Fulton south of the airport, Douglas, and Coweta Counties. The I-75 and I-85 split, the airport logistics ring, and the I-285 south arc hold most of the metro's distribution space and most of its parking shortage.
  • Atlanta north and west: Bartow, Cherokee, Paulding, and Gwinnett Counties along I-75 north and I-85 north, where carriers serving the northern suburbs need yards.
  • Savannah and the port: Chatham, Effingham, Bryan, and Bulloch Counties. Port drayage, chassis storage, and container yards along I-16 and I-95 keep every fenced acre near the port rented.
  • Macon and Middle Georgia: Bibb, Houston, and Monroe Counties at the I-75 and I-16 junction, a natural stopping point for Atlanta to Savannah freight.
  • Augusta and Columbus: Richmond and Columbia Counties on I-20, and Muscogee County on the Alabama line.

Those are the markets where we see the most deals. We lend on truck yards anywhere in Georgia with legal access and by right zoning.

What Qualifies

  • Monthly truck parking lots, daily and overnight yards, and mixed truck and trailer yards. Operating yards get the most leverage; start ups with by right zoning qualify at a lower loan amount, with more once the yard is cash flowing.
  • Converted sites with a prior truck use: former freight terminals, trucking company yards, towing yards, and contractor yards.
  • Purchases, refinances, and cash out refinances. Business purpose, entity borrower, personal guaranty.
  • Truck parking permitted by right, confirmed in writing by the county or city, or a clean path to that letter as a closing condition.
  • Legal access, outside the floodplain and wetlands, and a clean site history or a clean Phase I environmental report.

What We Do Not Fund

  • The build itself. We fund the property purchase, not fencing, gravel, lighting, or site work.
  • Yards that depend on a conditional use permit, a variance, or a grandfathered use.
  • Sites in a FEMA flood zone or wetlands, or with no legal access.
  • Former junkyards, fuel stops, or repair shops without a clean Phase I.
  • Loans above 65% of value, for any reason.

How Georgia Deals Close

Georgia requires a licensed attorney to conduct real estate closings, so your closing runs through a closing attorney rather than a title company. Georgia is a non judicial foreclosure state using a security deed with power of sale, which is one of the reasons private lenders are comfortable here. County zoning varies widely: metro counties regulate truck parking closely, rural counties along I-16 and I-75 are often more accommodating. We want the county's confirmation in writing either way.

We also make vacant land loans in Georgia. See a funded Georgia land loan for how our process runs, and read how truck parking lots get financed for the underwriting detail.

Georgia Truck Parking Loan Questions

Do you finance truck parking lots in Georgia?

Yes. We fund truck parking lots and truck yards, operating or start up, across Georgia: monthly lots, daily and overnight yards, and converted freight terminals or contractor yards. $50K to $1M, up to 65% LTV, interest only or fully amortized, closings in 7 to 14 days.

How much can I borrow on a Georgia truck yard?

Up to 65% of value, from $50K to $1M. Leverage depends on what you paid for the property and how much of the rent you can document with bank deposits. Verified income moves the loan toward the top of the range.

Does the yard need to be zoned for truck parking?

Yes. The use has to be permitted by right and confirmed in writing by the Georgia county or municipality that controls the site. Conditional use permits, variances, and grandfathered uses do not qualify.

Do you require an appraisal on Georgia truck parking loans?

Usually not. We underwrite in house from the purchase price, the zoning, and the income records. On some deals we may ask for an appraisal or another form of valuation, and we tell you up front if so.

How does a Georgia truck parking loan close?

Through a closing attorney, in 7 to 14 days from a complete file. It is a non judicial foreclosure state, which keeps the process simple for both sides.
