  • Yards that depend on a conditional use permit, a variance, or a grandfathered use.
  • Sites in a FEMA flood zone or wetlands, or with no legal access.
  • Former junkyards, fuel stops, or repair shops without a clean Phase I.
  • Loans above 65% of value, for any reason.

How Tennessee Deals Close

Tennessee is a non judicial foreclosure state with deed of trust security, closings run through a title company, and title work is quick. County zoning outside the major metros is often light or absent, which makes by right confirmation easier in rural corridor counties. Metro Nashville and Shelby County regulate truck yards closely.
